A site of heritage and an existing rectory that was no longer fit for purpose, Holy Trinity Church embarked on a sensitive and challenging scheme for the community of Rathmines.

The new development consists of nine new homes including a Rectory and Curates house and achieves a number of solutions for the church.

The scheme helps to address the shortage of affordable housing stock by providing a mix of contemporary townhouses and apartments for rental.

The Challenges

4. Rising material costs and availability of subcontractor/ labour resources, impacting on the supply chains and procurement.

Coram Deo is a fabulous example of a community project created by a leader in the community – Holy Trinity Church. The project delivery itself is meeting all the fundamental requirements of cost and programme but when projects are developed by members of the community, it can bring about a number of issues – inexperience which can cause challenges for the design and construction teams and emotive responses from neighbours.

1. Provides sufficient accommodation for those that work within the church, serving to extend Holy Trinity’s pastoral reach.
2. Project helps address the shortage of affordable housing stock by providing a mix of contemporary townhouses and apartments for rental.
3. Project achieved green and environmental targets including NZEB standards.
