Completion of Arran Street Hotel Development

A significant new hotel, developed by John Fleming Architects and Creekvale Limited, has transformed the up-and-coming Fruit Market area of Dublin. This exciting development introduced a 273 room hotel, enhancing the vibrant atmosphere of this emerging district. 

Strategically located on Arran Street, the hotel is just a short walk from the Jervis Street Shopping Centre and the popular retail areas of Henry Street. The project encompasses two commercial units at the ground-floor level, adding to the local amenities, and spans over five to seven storeys, making it a prominent feature in the area. 

One of the most intriguing aspects of this development is its location within the Archaeological Zone of Potential for Dublin. The site is near the medieval abbey of St Mary’s, a National Monument and Recorded Monument. This setting presented unique challenges, especially during the extensive archaeological phase, which were successfully managed by the project team. 

Covering a total area of 9,614 square meters, this development marks the first Irish venture for Ruby Hotels, a brand founded in Munich in 2013. The construction includes a basement below ground level, adding to the complexity of the project due to the restricted site and the busy retail environment around it. 

Despite the site's limitations and the bustling surroundings, the project delivered a high-quality hotel with a complex façade and thoughtfully designed landscape. The project required sophisticated engineering solutions to address the site's restrictions and the archaeological significance of the area, presenting a challenging construction.  

This ambitious project highlights the continuous growth and development within Dublin, bringing new opportunities and enhancing the city’s landscape with innovative and prestigious constructions.
