The works at Clayton Burlington Road Hotel (formerly Burlington Hotel) comprised the total replacement and refurbishment of the main services infrastructure of the hotel while maintaining the hotel in substantial operations during the course of the works.

STATEMENT

The hotel’s main services infrastructure was approaching 40 years of age and was at the end of its life so full replacement of water, heating, ventilation and air conditioning systems was necessary.

These works were undertaken whilst minimising disruption to guests of both the 594 bed hotel but also the circa 2000 delegates that regularly use the meeting and conference facilities on almost a daily basis – the hotel generally runs at in excess of 90% occupancy rate.

A multi phased delivery programme of works was developed whereby a maximum of 100 rooms would be out of operation at any one time but generally only 50 rooms would not be operational while the upgrade and refurbishment works were being undertaken.

A high degree of interaction with guests and staff was inevitable and separation of construction and hotel operations was a key issue.

The works comprise approx 14 phases and over 150 bedrooms have been refurbished and the main services infrastructure has been replaced to the main plant rooms and vertical risers.
